I can send you a few we’ve worked with in the Gardena area but I’d recommend hiring sub contractors out separately and you can narrow it down even more for each job. 

I have narrowed down my top 5 cities in Florida to do further in-depth analysis in order to find the best market for what I want to do.

We of course started this way because we needed revenue and experience, but we've narrowed our focus to the higher end of the market and now we probably turn down at least 90% of the people that call us.

It's best to get a local agent or property manager to advise on finishes once you start narrowing in on specific locations and properties. 

For example, for the last 15 years, we've targeted a narrow tenant pool segment.

On top of that (these were ski areas) the vacation ski season is so much shorter than the summer beach vacation season that your peak rent windows were much more narrow.  

That can narrow it down.

Try to narrow it down to your top 3-4.
