How do you find deals?

A different/maybe possible way to go about it, is to find a plot with utilities on the outskirts of your town (may not be possible, I have no bearing on your local market), then buy a mini home.

They give 3 three year forbearances-1 for if one did not find employment or underemployment in the job they were expecting, another 1 for similar financial hardship if their salary is under a certain threshold, and another 3 years for any no particular reason if requested.

While the cost of a system like this is high, I find it appealing to have all keyless entry to the building and units.

You can easily do this on a spreadsheet, and it will take less time to track than finding and learning new software.

Ideally, if I can find something that provides a net cash flow of around $200ish for my 1stdeal, that would be great.Any advice from the BiggerPockets community would be greatly appreciated.

I find it very difficult to believe that a tenant had 4 prior evictions and you got them out in 3 months.
