Selecting the right real estate investment is a critical step that can set the tone for a successful business model.

In the end I sent out about 400 +/- I did get 3 calls out of that 400, all of them were looking to get retail for a home in dire need of extensive repairs & updating.

With that structure, I always spend more than expected but that is because the cost of materials goes up, or I end up selecting materials that were not originally in budget.

I'm not saying that will happen to you, I'm saying you should talk extensively to a lender before you purchase so you know your exit strategy is caked into the deal.

I’m also worried that if the inspection does turn up mold, I would have to do an extensive rehab.

Do you have lots of back ups or are you loyal to a select few?

We do extensive research on incomes and demographics in the neighborhoods.
