I have about $50-75k in cash I can dedicate to this, and I'd like to fund the entire operation in cash (purchase and rehab).

CapEx would go ideally below the line (so after your Net Operating Income), but you could account in the expenses a repair and maintenance reserve so yeah would agree to have something in there. 

As a new agent, I am in the process of setting up my operation.

Remember that everything you'd normally do as an operator has to be thought of at this stage.

So we do have some great opportunities here as the prices continue to rise.

I listened to BP podcast #89 several months earlier and after jumping into RE by buying turnkey properties, I kept Ohio Cashflow in the back of my mind as a potential Turnkey Operator.
