Since California is sky high to buy I'm looking to buy out of state. Wanted to see if anyone could point me in the right areas to look at, what areas to avoid, discuss a partnership or any information worth sharing.

For buy & hold in that price range, you've got two real options (1) using a proven turnkey provider like @Stephen Akindona, @Curt Davis, @Chris Clothier, or @Alex Craig or (2) using an experienced real estate broker like @Tina Sandoval, @James Wachob, or @Dean Harris.

You should connect with all of them and see who's a better fit.  They are all top notch professionals who are active on BiggerPockets.

Best of luck to you on your path to continued real estate investing success!
