In all of the blog posts, webinars, podcasts, books I have consumed over the past few months, the key point that comes up in almost every marketing campaign whether it be direct mail, bandit signs, websites, etc...is "CASH BUYER" and "WE CLOSE FAST".

Good morning Collin.I'm similar to you in that I'm getting my feet wet in wholesale SFH.I have some potential leads into homes in the Capitol Hill area of Denver.I sent out a snail mail campaign recently.None of them have been filtered as of yet.All of them fall into SFH model.I would love the opportunity to review them with you sometime over the next week or so.

I have a direct mail campaign out to homeowners in pre-foreclosure, but I'm finding that even when homeowners do have some equity in the property, it still doesn't help the homeowner if I offer 65 or 70% of market value in cash.One example - I just heard from a homeowner with a house in pre-foreclosure worth about $320,000 (based on my comps).
