Kitchen and bathrooms need to be remodeled, new roof, deck around inground pool is trash, paint & carpets.  

My top choice right now is an 8 bedroom 4 bathroom house.

It covers what I believe is the most essential element of real estate investing and that's mindset. 

Tile is fine in a bathroom; use small tiles as they're less likely to break and provide better traction (more grout lines).

Home Inspections twice a week (you know, one a insect inspection, one for water intrusion in the attic, one for water damage to the cabinets, one for measurement to fix one door, one for a second option on the first repair's quote, one for remeasuring the door, and all the same for the other door...again, one for an upgrade estimate on the... um bathroom yeah that's it, one for a roof inspection that needs access to the attic, one for... well you get the point.

I recently just closed on a house and was looking to have some plumbing done in one of the bathrooms along with taking out the current bathtub and adding a shower.

That is one of the main reasons that so many homes include in the kitchen, bathroom, laundry room, and in some cases throughout the whole house.

I also am adding a bathroom in each unit.

On my end - I've heard that some of the easiest (and potentially cheapest) tricks could be:- applying a fresh coat of paint on the exterior / interior living room spaces of the home- refurnishing doors / door knobs - updating the lighting of bathrooms or kitchen area light fixtures- bathroom refurbishment- curb appeal / clearing out excess weeds/trees/shrubbery.I've also heard of situations where the home owner would either offer to build, or provide a backyard shed for the tenant as additional storage space, charging an extra $100-$150 per month if the tenant wanted to use it. 

Second invoice had a description of Plumbing-Install New Shower Mixing Valve (Materials and labor included) charge $350.00.While I understand when things go out and need to be replaced etc. but this seems excessive for the same bathroom, Shouldn't they have had just one plumber do everything.
