@Marcus GoldI am in the Phoenix ad have started using bandit signs.I put out my bandit signs Friday evening expecting my phone to ring off the hook and have so far got zero feedback.I guess  the key to a successful marketing campaign is consistency.I am going to try the bandit signs at least three more times and hopefully i can get some call backs.

Back-taxes of ~$2650 (headed toward tax deed auction, but perhaps not for another month or so because there is no set date yet)Total Liens add up to ~$6,000, without any interest the city may have added since they have been unpaid for a few years - I'm still waiting to hear back on that, but I don't think they were interest bearing liens.

Are you accounting for things like water/sewer, garbage, electricity for common areas, landscaping, etc, in actual numbers or just using a percentage of rent or are you just adding a certain amount for the incidentals?
