Hungarian Village might be considered 'C', but is negligible in distance to downtown/German Village from 'B' Merion Village or Southern Orchards; it's also one of the next areas to rise considerably in value.Yes, there are clear areas with lowest incomes, values, most crime, poorest transit, etc. - beyond that, there is a lot of opportunity even in areas that many would write off.

I'm a 26 year old history teacher and own a home in the Central Coast of California but am turning it into a rental as I am living in Southern California for at least 2 years.I am looking toward buying homes in different markets such as the Midwest and South and using property managers to rent them to create a long term plan for retiring with rental income.
