Could you get creative with the wholesaler and maybe bring him into the deal as a partner so that you're obtaining the financing through his LLC in order to alleviate the lender's concerns?

Also, if they've occupied the space for some time now without a rent rate hike, they have to be talking to their business partner or husband/wife at home saying, "you know, he hasn't raised the rent, I'm very surprised," in which case your job raising the rent rate will be pretty easy.I always bring it up slow and steady.

Here is my dilemma:I have a property in escrow right now and am wondering whether to wholesale for a lump sum, or purchase for cash, rehab and sell on a lease option.Here are the numbers:ARV 90kPurchase Price 37KRehab 20kAssuming my money partner refis for 65% LTV; and sale in 3rd yr, after all is said and done here are the numbers and cash flows rounded:Period 0 – (-$57,700) Period 1 – $72,000 (Because of Refi & Cashflows)Period 2 - $6400 Period 3 - $31,000Total – $51,500NPV Based on 25% Discount Rate - $19,700Basically, because this is a no money down deal for me I will be receiving only 25% of all benefits.

I have a business partner who will contribute passion and knowledge of the process, but no finances, so we'd love to find another investor looking to work together, (especially another woman as we've kind of conceptualized this as a women's investment vehicle) to supplement the cash I'll have for the deal.
