Newbies to Houston Investing

Hi, All: I'll be returning to Houston in the next couple of weeks after having raised 3 sons in the Katy area and then moving to Connecticut and New York for 7 years. Flipping has been on my bucket list as far back as I can remember and I just can't get it off! My last house was bought as a 'maybe flip' as I knew it was a fixer upper and was unsure as to how long I'd be staying in NY....turns out it was a year and a half and I'm about to put it on the market, after turning it around from a tired, neglected mess to a little jewel box. I enjoyed every minute of doing the work or hiring to have it done. Real estate is my love....but I don't want to be an agent (unless I get my license to facilitate my own deals and save the commission.) I am a DIY'er thru and thru, but totally respect and see a need for professional contractor services as well in many instances. I've lived in four states and every time I've sold a house it's sold in less than 60 days--priced and staged right to sell. I have professional staging credentials and have helped others sell quickly. My first 'real' job was in mortgage banking and I've followed the trends as a consumer ever since.

I'd like to dip my toe in the water by buying one starter home to flip over a long-ish term of 6 - 12 months. Live in it, then sell. I have a business partner who will contribute passion and knowledge of the process, but no finances, so we'd love to find another investor looking to work together, (especially another woman as we've kind of conceptualized this as a women's investment vehicle) to supplement the cash I'll have for the deal. We hope to start very conservatively. The goal will be a profit on the first house, which will be where we'll really learn as we 'do' then move on over time to flipping more quickly, refining farm market, etc.

I found Bigger Pockets when my business partner sent me J Scotts book on Flipping. What great resources both are!
