I found a 3/1 2,200sqft row house in Baltimore, MD for $75,000. Here are the numbers:

Price: $75,000

Repairs: $2,000

ARV $97,000

Section 8 rent: $1598

Taxes: $2,200 yearly

Insurance: $720 yearly

Maintenance: $175 monthly

Cash flow: approx $600 monthly

Thoughts?

Are people actually getting $1598 for 3 bedrooms?? I know that's what Baltimore housing has listed as their FMR for 3 bedrooms but I thought people were getting less than that. That would be a nice monthly payment.

I'd bet you can get the taxes down from $2200 to $1500-$1700.
