I heard a lot of stuff about this site and wanted to give it a try. So where to start. I have been through all types of real estate transaction. Some have been sooooo smooth and others have been a challenge. Between investing and owning a Brokerage firm I am a couple hundreds houses into it.

I started buying houses for a local investment firm a few years ago. They were strictly wholesale transactions. This got me familiar with the how to's and the what not to do's. I never wanted to be caped on what I could do with a property so I ventured on my own.

Well I still had a good name in the investment community doing my own wholesale deal, I quickly ventured into subject too and owner financed houses. Later I partnered with a friend of mine to start buying and flipping our own houses. We thought we were giving away so much money by wholesaling.

Next to get a better deal we found ourselves opening up a brokerage firm so we could keep most of our commissions and add it to our profits? That allowed us to hire agents to look for houses on our behalf. It has been a great adjustment to having others find houses for us.

We soon started bumping into sellers who where in a short sale situation. I had always been taught not to mess with short sales so I stayed away from them. I wanted to know what was so hard about short sales so I attempted to do one with out really knowing how. It was successful. We started marketing to potential short sale clients and it was a big hit. It was work,but worth it.

As of today I have 5 houses. One we finished the rehab on today, with the exception of the sod that will be laid in 48 hours. One has been on the market for a very long time, but we bought it right so it's ok. One we are closing on the 31st of January that we already rehabbed. One we have owner financed and one that the rehab should be done in about 6 weeks.

My plan is to continue to buy and sell as many houses as possible. I would like to start buying on behalf of hedge funds again. I have a much better team and can handle more volume if given the opportunity.

We want to buy 10 houses to owner finance this year and sometime next year we want to start buying apartments. Really, I think in the future I would like a real estate empire that runs its self.

I enjoy helping others when I can and try to encourage anyone that with some effort and a positive attitude one can do anything.

I hope I can be an asset to this website and get ideas to polish what we currently do as we'll as try things we have not yet
