John G.If you can find properties that need updating but are still in livable condition, you can take out an initial loan to purchase the property and then cash out refinance using the BRRR method (after 6 months from closing) and take cash back out on the property to purchase another.

@John Thedford   yes I think this induce's investors to think they have a liquid investment and don't have to run through the foreclosure process... would love to hear Gulley's thoughts on this as well.and it could be state specific of course..
