Hi.  I want to start investing in rental property and have about $30k I'd like to start with.  If you were just starting out with that amount of cash, how would you approach building a portfolio of rental properties?  Would you you use conventional 20% down loans and buy one or two properties and go from there, including trying to find low cash down deals down the road?  Would you start out trying to find low cash down deals, such as seller financing, and have the ability to invest in more properties.  Thanks in advance.
