If you are buying this thing as is / where is with no expressed guarantees about the title, then you'd have to deal with it after you purchased, which in this case doesn't seem like it would be wise to do.Now for the tax issue.

They use First American's Rate card but they're a little more consumer friendly than First American or Chicago Title or Stewart.Citywide has been great for me when it comes to selling anything distressed.
