Which areas I should target for rental property in Sacramento?

Hello all. Happy new year. I live in bay area (Dublin) and planning to visit Sacramento( first time ) tomorrow. I am planning to visit dr harton homes (express homes-Verona at 3815 Sunsetparkeway, 95834) just to get an idea. What do you guys think about this area? I see homes are priced anywhere between 350k-400k. Thanks in advance.

@Ramki Dirisala I think with due diligence you can find something that will cash flow for you to some extent rather than go into the negative.

@Ramki Dirisala hope your trip to sacramento was a great one! My suggestion would be to meet with an agent locally so that they can give you an idea of what the market is like here, there are plenty of areas in Sacramento that you are in a nice neighborhood then you go over a couple streets and its the HOOD.  Some areas I would suggest as an agent here in Sacramento would be West Sac, north and south Natomas, Pocket, Oak Park, Curtis Park, Land Park, Tahoe Park.

@Ramki DirisalaNow that we are on our 8th year of run up on prices, you should be prepared to hold onto the house for 10 years or more before you see some good equity buildup. The rate of appreciation has slowed over the last couple of years so it should continue to do so or possibly stop some time soon.If you ever want the secret to saving money on the down payment of a brand new home ,send me a pm.

Thanks for your reply.  In north natomas, I saw beazer homes priced around 415k. What other communities you are referring?

There are some better builders with better locations closing out communities in North Natomas.    I’ve seen some great deals ($425k asking/comps going for $385k with $24k in upgrades).
