A Dallas-based real estate developer has partnered with the owners of a winery and resort north of Austin to add more than 1,000 Tuscan-style luxury homes on the 600-acre scenic property in the Hill Country.Since August 2021, representatives for Hoque Global LLC said they’ve been marketing and selling one-acre to three-acre estate home lots at a “brisk pace” at the Vineyard at Florence, a neighborhood modeled after the Italian countryside.

I agree with the maintenance reserves needing to be bumped up considerably, as for the vacancy reserves, I made a conservative assumption that I would see roughly a month out of the year where tenants may change due to the life style of college students (if they were the demographic renting the property) depending on if they renewed a lease or not.

That a great many of "gurus" are, absolutely without doubt, but Kiyosaki, and to say all he teaches is common sense, well then why is it so uncommon in persons knowledge or actions? 

I have never had trouble getting deals until 2007 for a short time, and then I heard 2 REIA's teaching 50%-repairs, etc.

I call all this wholesaling as the gurus teach it, a runaway freight train and the whole circus is on board, monkeys, clowns and all. 

If I wanna go big and do *Flipping Vegas* Style furnishings, or if I need to do low cost CheapO furnishings for my 75-115k dollar houses
