Having said that, your gut feeling may have picked up something subconsciously and a lot of the time that little voice is right (see Malcolm Gladwell's Book - Blink).

Your price range will be the biggest determination for the areas you should start in.

As @Logan Allec pointed out, there are other ways to determine the deductible amounts paid. 

I would suggest first off, determining what city you want to househack in.

I admire the fact that you work with under privileged kids..and the fact that you are not afraid to pick up a paint brush.
