Hi real estate community,I am mom of two small kids, I have been in USA for 4 years and stay at home with a house-wife job in Virgina.

who the kids feel very threatened by. 

Kidding. 

A lot of college kids live here year round...they don't want to go home for the summer because they can stay in Las Vegas and play! 

Schools are terrible here, but my tenants with kids send them to charter schools.

I am showing up on Monday to flip on the power for the appraiser and dump 10 gallons into the oil tank, asked my dual agent to be there but I guess the kids are on school vacation...so what am I paying her for again :p No effect on the bottom line, just painfully learning the ropes on these HUD deals. 

I have 4 kids and a big time job and my wife works too.  

Married with a (special needs) 19 year old kid and fairly debt free, but there won't be any appreciable cash-savings to play with ANY time soon working and living where I do.  

Not all kids have the same temperament/behavior, and you will have to parent differently with each to get the same result (good behavior), it is very similar with tenants.
