Seems like my best choice now is to find a responsible mid-term tenant that passes background/credit check. 

If it were me I'd be looking at taking advantage of a low down payment owner occupied loan and getting a house hack going in that market.

If he is running the vent fan when he is showering for example he is creating a low pressure system that would suck in any sewer gas.

Beware of some cross-border companies who have mortgage products they advertise as low interest rate.

Usually we submit LOI's at the low end, subject to being raised once we have all the necessary financials.
