If these were easy, everyone would be snatching these up, just think about it :) Finally, just knowing and being apart of hundreds of 203k transactions for our private client construction business, this is not a forgiving loan and encountering large challenges with the purchase, may influence your opinion of the simplicity of the 203k, if you intend on using a 203k, perhaps seek something that requires more work and remove yourself from this short sale.

This probably isn't newer construction (post 1995), so my experience leads me to believe that a $15k rehab is probably not realistic OR that more work is required than proposed in order to get the $120k ARV.If it's the Castleton house, I think you've left off money for updating the landscaping, updating light fixtures, redoing the basement, kitchen appliances, etc.

reason being, ive only owned my construction business for 1 yr, banks require 2 years of returns and Im using my brother as a co-borrower just for securing financing.

This dehu should be placed as near to the center of the structure as possible and left on until all construction mtrls moisture content reaches 14% or much less.
