The successful out-of-state investors I know are either wholesaling through local networks or they have enough money and properties to connect with the best property managers in their chosen market.  

My gf and I have chosen to pass on the property for now.

I think this gives your business a much needed human element that is often lost in mere postcards and website advertisements.

This is pretty much the standard operating procedure for non-profit housing entities, like Habitat For Humanity, they often employ a trial period before settlement and financing.

Before the meeting I wanted to get a wide range of views on the property that I have chosen for that case study as it particularly hits home for myself and as a BIG deal...literally.The biggest focal point I want to pose for the club is who or what could go in the building?

I believe Habitat for Humanity has done a fair amount of work there.
