Here to your south that would be illegal with only one oil tank/boiler I believe; how do tenants know that the oil THEY paid for was the oil burned during the time you charged them if both units were calling for heat?  

You have to learn, so try a nice entry level project where you won't get burned.

The House recently caught on fire and its been burned pretty bad.

The buy and hold investors who got burned before started buying for reasons beyond good investment/business.

I have literally camped out in my car across the street overnight watching a building when we had issues.. and my dad slept in a hallway overnight watching over a building because the guy threatened fire to burn the place down.. we kept vigil until the eviction filing.. and also notified fire dept and police,.. honestly people go off their meds,, drunk,, just plain go crazy..and this was back before the hard drug phase.. so protect your investment but be careful

If that money is somehow burning a hole in your pocket then you can set up a small marketing campaign and use say $500 - $600 per month on letters or post cards for distressed properties then wholesale them.

Hopefully its not burning to red/orange versus blue.For the longer list you probably got, it can even get longer if you piss them off.
