My market didn't do anything in 07/08, because you can't get cold if you're not very hot. 

I'm all for cold calling so my gut feels good about these bandit signs.

That is the main source to get exposure to houses as an agent. when i cold call FSBO they say "okay ill save the commission and pay for the mls myself".i always tell them that i will be able to get that same money back that they are paying in commission when it comes to negotiations since they have nobody representing them.  

The snow, and cold winters ware on a house much more than the mild weather in a place like NC or Texas.

Hey BP,As all of us in New England, Boston, Massuchusetts last winter was really cold and snowy.My tenants in my;-NON insulated- built in 1912 --1300sqft per unit w high ceilings -2 familywere very cold and burned thru some serious OIL.I worked with mass save this fall and have a quote for about $9500 to do the entire house.

It gets cold in Virginia in the wintertime.
