wholesaling ********bandit signs / update************
Hello All,
I'm here to share my latest move on my Wholesaling business that i started studying on in January.Since January I've been stocking up on books , podcasts & the Internet. I've established my LLC, situated my CRM, Set up business phone , & hammered in a weekly Driving 4 $$ / Direct mailing system. 2 hours ago i just finished putting up 20 of the 100 bandit signs i ordered.......... below is a picture......I strategically set 50 to say " Want your house sold? " (for motivated seller) & the other 50 to say " Handyman special wont last long! " (to build buyers list). Putting 20 out will allow me to replace any that get taken out ...***highly unlikely due to the fact that of my area. I will be putting 20 more out in 2 weeks 6-10 miles from 1 bandit sign farm area. Hopefully tomorrow the phone will be ringing . Let me mention that have tried direct mail with postcards mailing to absentee owners and 0 response rate, so i saved up for the bandit signs and now i'm taking this approach. I'm all for cold calling so my gut feels good about these bandit signs. My only question for BIGGER POCKET MEMBERS is .....What's next? ....i know wait for the calls but do i take a other jab at Direct Mail or...keep trying till results are discovered?

Thanks for posting. I've been a wholesaler for 10 years and it's good for people to know that it takes a lot of consistent work to keep finding deals that are good for buyers and for you. Some buyers have run into wholesalers who haven't done the work to warrant the profit they make, but true wholesalers do the work that's required as it sounds like you're starting to do.
For the mail out, how many did you send? I'm in Indiana, but my ratios are 1 deal for every thousand letters. I've heard from those in other states that they're getting the same numbers. I send thousands a month because even at that rate it's still worth it.
Something else you can do while you're waiting for the phone to ring is start searching through Craigslist. There's a lot of junk on there so you have to learn how to weed all that out, but it's still a viable option to finding what you're looking for. I use it all the time.
