Germain provides for a due on sale clause trigger for residential leases longer than 3 years.I'm not an attorney, but you may run risks of a tenant showing equitable interest in long-term leases that may make them harder to evict if challenged.If the tenant wants long-term security, look to commercial leases for renewal clauses and, like everyone's saying, keep the term shorter.

I am highly drawn to the unlimited private money that he says is  available through his asset based lending with no money out of my pocket (which is a huge selling point for me) but I am afraid to pull the trigger until I hear some unsolicited and honest feedback from someone who has been through the program.

That would be the most helpful, but I'm not sure the banks like that, I haven't asked yet...Thanks for your guidance, I feel that a multi unit should be under an LLC for protection, but am less worried if I am living there, once I move, I would need it to be in an LLC though, which I understand from your response could trigger the repayment...Thanks again,Adam
