Even a line of credit requires income verification which I doubt I will qualify since my major income is from my rental property.

@John Kent I would like a referral please, being 1099 is hard to find lenders that don't use Tax returns for Income verification.

Try a bank statement product like Franklin First offers (call Glenn LaMatinna) or go with a no income verification product for the non owner property.  

If it can be reasonably established that you could have listed the property as an agent and chose not to, to assign a contract at a higher price, you are entering a net listing type arrangement, taking a profit that otherwise would have gone to your client, the owner.
