You could buy turn-key, but if you really want to BRRRR, you could buy a fixer-upper (or a place where just one side needs work).

I already made a low ball cash offer on this same property earlier this year and it was rejected (property is priced way above market in a fixer upper condition).A subsequent offer by another buyer fell through due to bank financing (predictable).

Some of us are as crooked as a dog's hind leg.

It's a fixer upper and i plan to keep it as a rental.
