My research supports raising rents.purchase price $105,000down 15%owner/occupied 30 year conventional about 4% interest.Mortgage only should be about $430, I don't have exacts on tax or PMI.I'll raise rent to $650 on the 3 bed side and live in the 1 bedroom for now.

Feds are going to raise rates because the economy can support it and the markets that are doing the worst are the ones that don't have good job growth.

I would usually go with higher end finishes to either match the competition or stand out from it, but if you are in an area where the higher price point won't be supported then you don't do it.
