There are no reliable sources for cap rate comps for duplexes.  

It often seems that no matter how much money I offer them, I can't get reliability, quality work, and/or speed.  

Maybe a college kid or some teenager will charge $15, but are those people even reliable? 

I bought Commercial Real estate in NM, 9.7% Cap with a 5year net lease to a Taco Bell, pretty reliable tenants for less money then you think, and also got a 13% cap Multifamily 25 units ,I have had interest partnership for 4 years in a semi-run down neighborhood in San Antonio, and almost always has been on time. but if you want to build equity and watch your property appreciate I would stay in SD.

The subject property was in Los Angeles County, CAPerhaps when 3D printed housing becomes as easy as ordering a pizza, the Zestimate will finally become reliable.

@Kenney VangalderI have wholesaled deals to end Users in the past, but its not easy, the market has to be on flames to do that.The obvious is they will need cash and that can be challenging for a end user, and in addition even if they can get cash the contract is really short for such deals.And another major issues I had was showing the property to end users, that is a change, I had the seller get frustrated at me for making him crazy for access.Last but not least they are not as reliable as a cash investor that does this daily.But to answer your question it is doable, If you have the right to resign the contract.
