Wholesaling to end users

I know it's possible but I'm not sure how to go about it. I've only done wholesale deals to cash buyers. Can the contracts be assigned? Do I have to own the property first? Financing has already been approved but does the money have to be in escrow a certain time? I'm just not sure of the time frame for a financed deal. Thanks in advance!

I have wholesaled deals to end Users in the past, but its not easy, the market has to be on flames to do that.

The obvious is they will need cash and that can be challenging for a end user, and in addition even if they can get cash the contract is really short for such deals.

And another major issues I had was showing the property to end users, that is a change, I had the seller get frustrated at me for making him crazy for access.

Last but not least they are not as reliable as a cash investor that does this daily.

But to answer your question it is doable, If you have the right to resign the contract.
