These RV assets depreciate rapidly,  you must deal with people HEAVILY using your product with risk for damage high and logistics of insurance claims and renting the vehicle out itself.  

The rules are heavily weighted to favor the bank and you have 0 consumer protections that you are used to with consumer loan products.  

It is like asking a fat guy how to lose weight.

Pay close attention to when the comparable property sold: The more recent, the better—real estate prices can fluctuate rapidly.

@Rodney SumsNot to turn this thread too Phoenix-centric, but from what I've seen, there are still a ton of sellers not understanding that the comps used to base their list prices on are no longer really valid, hence the rapid ascension in price cuts.

@Ernes SahicYour offer would hold a LOT more weight if you were pre-approved with a lender first.   

(for the Dallas, TX areas)  Multiple layers simple means more $ to the crew for tearing it off and more $ toward dump fee's (a lot more weight). 

In Chicago we have Albany Park, Avondale, Irving Park, Pilsen, Bridgeport/Mckinley Park that have been seeing rapid gentrification/appreciatio.

  * The rapidly rising prices seem to have calmed a bit, but both our average and median prices are considerably higher than the same time last year, and year prior to that.
