i have also found some investors (not all though are willing of course) that are ahead of me in the real estate game, and have helped me. 

@Christy Wright assuming you have the net worth and liquidity and the property is in a decent market you should easily be able to fit into a 30 year am deal with an interest only component.

If you want to build a business and develop a reputation as a “problem solver,” partner up with your seller... and if course save on fee’s and all the other jazz.

She's welcome to clean the place herself of course, but I personally wouldn't allow her to repaint the place - even at her expense.
