If it's one of your first investments and you have the time to manage it I would definitely suggest managing from a distance to start and if you end up needing help or not enjoying the work you can take on a property manager at that point.

My last 95% LTV Home Possible loan was the month before they changed it to being 80% AMI for census tract.But if triplexes and fourplexes were somehow that cheap (so cheap that low income people could buy them, and enjoy the cashflow MONSTERS that they would thus be), wouldn't the prices just get bid up?

Although some people do get nervous making these investments out of state, many people enjoy not having to watch over these properties, as the distance will keep you from feeling like you have to check in on them all the time.
