New to Real Estate Investing/Philadelphia market

Hi all-

I've heard great things about the people on this forum so I figured I would introduce myself and seek some guidance. I am based in NYC but the markets around me are significantly out of my price range and highly competitive. I am seeking to purchase my first investment property for renting. I am thinking of starting small (preferably a triplex that doesn't require a huge renovation) and build my portfolio from there. Philadelphia seems to be more feasible due to its up and coming neighborhoods as well as its proximity to NYC (since I could potentially visit at least once a week or in any emergency). 

Some background about me; I am working towards my architecture license and have worked in construction and building management for as long as I can remember. I have a fair understanding of what makes a solid investment but I'd like to understand on a more detailed level how properties are chosen and managed so they remain profitable. I understand house hacking provides certain advantages but due to my living arrangements in NYC, I cannot list any other residence as my own. 

In short, I'd like to connect with some people that have experience with the Philly (or surrounding area market). What areas are great for a new investor? What sort of tenants should I expect to have or seek? Any recommended local property management companies? Just looking to put together a solid team moving forward.
