This business is not a friendly win-win type and you have to be ready to makes some changes in your life and view of the world.

The fantastic stories these "presenters" were trying to feed the group I was in, sounded like me a bunch of years ago trying to make the next sale to win the cookware set.

I think the real issue is one of notification, where if the first lien holder did not receive proper notification of foreclosure they could potentially win recourse of some kind in a lawsuit. 

The author of Land lording on auto pilot emphasizes the application form process heavily which is why I felt it necessary to ask this question now.I also took attended a meet up where a lawyer who specialized in landlord representation talked extensively about the fair housing act and how their reps sometimes posed as prospective tenants on sites like Craigslist to see if prospective California landlords were abiding by the law.  

To survive, you need persistence, determination, consistency, and be able to find and lock up deals such that the seller wins, your buyer wins and you win.
