If the seller would...could you come to terms tat still allows you to cashflow in combination with the bank's terms.2) If there is existing financing on teh 4-plex;  a) is the seller open to a subject-to transaction & b) does the payment allow for proper cashflow?

Also, I noticed that Home Depot didn't sell shower walls that were tall enough to use in combination with a shower floor/pan rather than a tub.

That door had been kicked in, and there was no knob, plus one of the hoses to the washer had been removed and was just laying there in the middle of the floor.I was able to peek into a few door knob holes and I can tell you that the apartments needed extensive rehab.

Every one of the articles I read about real estate agents being indicted had to do with hiding information, non-arms length ties between parties whether agent-appraiser, agent/seller/buyer (and other combinations), instructing people to quit making payments so the property could be purchased short of what was owed or parties operating in both a personal name as well as business entities of which they were the principals so as to mask personal interest.
