I have many CA clients who are only getting a 3% return on equity.

Local banks and credit unions do have a place when it comes to unique situations, creative financing, or unique investor profiles, but most of the time a mainstream lender can give you the same product, or in this case a product the local lender can't (FHA). 

The rental apt. is pretty unique (3 beds, 3 baths, 2 of which are on suites) with a private rear deck in a nice residential neighborhood, so I don't think a locked door will deter tenants. 

If you're only half way in it, you're not going to have the knowledge and skill level required to properly take care of your client.

This is one of those unique advantages you can take advantage of.
