You can also have it reported to the credit bureaus so she may decide to take responsibility for what she owes you if she realizes it's a black mark on her credit that might prevent her from getting a loan or possibly even a job.

:roll: Before I go into Marco's bootcamp, you have to purchase his system close to $5 G's - The Black Box - which contains nothing much in the black box unless you need a cheap calculator and a tiny notebook and a video of who he is or was.

This site has a lot of great resources for people exactly in your position - filled with enthusiasm about the potential that real estate has to offer, and looking where to start.I recommend starting with the Bigger Pockets Ultimate Beginner's Guide as that will give you a lot of good advice and next steps.For networking and education I recommend the RI Real Estate Investors Group which meets twice a month (one virtual/Zoom meeting for beginners and then an in-person meeting for members), and the Black Diamond REI group in southern Mass is good as well.

let me dumb this senario down a lot.negative $500 cash flow/ month *12 = -$6000House price 350K * 5% appreciation (this is being very very conservative based on the history appreciation in Seattle) = $17500I'm in black for $11500!!

Conducting business isn't always black or white, there are many grey areas that might be technical violations and the business owner needs to weight that as a business decision, just like speeding in your car, weigh the risks and rewards, and ask yourself if you'd be the other guy. :)
