The tenant left and didn't pay last month rent, no address left.  There some damages to the property.

Do I have to send itemized statement, showing that she owes money to me to the  address of my property?

i am not going to take her to court to spend money knowing that she doesn't have anything  to payme back.

In Georgia you have one month to send the information regarding the status of the security deposit.  Yes; you send this information to the last known address (your rental property); if it is not forwarded you collect the envelope and keep it in your files UNOPENED as proof that you met the requirements for the state for notifying the tenant of this.

It is not unusual that deadbeats who owe rent and do damage to property will take off leaving no forwarding address.  What can grind your grits is that some of these folks will turn around and sue for their deposit IF the landlord does not make the effort to notify them of their security deposit even if they leave owing thousands in rent and damages.

I hope this makes sense.

Gail
