I don't put carpeting in my rentals so unless you have a chewer eating cabinets, doors or trim I think its pretty safe and opens up your tenant pool.

Your best bet is to pay an attorney who specializes in Oakland evictions a few hundred dollars for an hour of their time, and strategize the best way to get them out.It could be as simple as providing a 60 day notice to vacate.

get rid of disposal and call it a day. the old one probably was showing signs of going bad and a disposal isn't needed as much unless you also have a dishwasher.. if so replace and inform about foreign objects.. it happens.. better it wrecked than sprung a leak and damaged cabinets or flooring so call yourself lucky

I believe it is.If a house is in such a horrible neigbourhood that it doesnt justify an extra 300-500 dollars for a fridge, I then rather question if the house is even worth flipping.You are competing with all the other houses on the market.Take our flip from last yearhttps://www.zillow.com/homedetails/9-Princess-Pine...We bought it for 64.5K.We were going to list it for 250K but because of our awesome finishes we decided to list it for 299KWe sold it for 335Khttps://www.trulia.com/p/ct/clinton/9-princess-pin...People think it is the expensive stuff (expensive granite or fancy cabinets) that sells a house.Wrong!

All new windows (some larger, some removed), new floors and paint, removing a few walls that aren't structural, two net baths, making a basement into a room, closing off another room by extending the floor a little and adding a very small piece of wall, adding a swamp cooler, new water heater, vapor barrier, replacing kitchen cabinets, adding tub in one of the bathrooms, moving toilet bowls a little, adding a larger deck, etc etc
