Forming a partnership can be mutually beneficial.

Does the client have experience with this size of complex?

Does anyone have experience with 3rd party owner financing?  

Since this was my first experience, the process took longer than anticipated.

Here's more info:It's very easy to have an 'Engineering Based Cost Segregation' study performed to see where you can get back some serious money, using your rentals, from the IRS (most CPA's don't have the education or experience to do this for you- you need to use Enginering CPA's). 

My conclusion is that it is beneficial to find a real estate agent on Youtube who you find most relatable and does the type of transactions you think your niche will be primarily in.

Now, for those specializing in this with the experience of 150 transactions behind them, they probably have the knowledge, experience to make it work and to limit the problems of it ends up in court.  

If so, what has the experience been like for you?

It could be as simple as I want to learn about MF and gain that experience and break even.

I have read several books on it and I know the business well; however, I don't have any experience.
