Cash flow is great but, having a long term asset that is well cared for with QUALITY work done on CapEx and maintenance when the need arises is the real key to success.Even if you cash flow well for 5 years if you go to sell and the PM company was using hacks to do renovation work and maintenance work you are goi g to give it all back during the sale.Qualify, honest, professionals are worth their weight in gold on this business.

The outside siding is brick.It looks like the entire frame needs to be ripped out and replaced but because these are two large sections of exterior load bearing walls and the brick blocks access from the outside I think it will have to be replaced from the inside if that's possible.Does anyone have experience with termite/water damage like this that could help point me in a good direction?
