BRRRR using Hard Money? Is it possible?

Hey guys had a question about using hard money lender to acquire a property to brrrr, has anyone done it before and how did it turn out? I know most people use “cash” to acquire the property and fund the rehab initially but we want to see if it would be possible to leverage so we can do multiple ones at once. Any insights would be appreciated.

prior to 08 BRRR with HML was how many / to most investors did these deals..  my company funded a few thousand of them until the 08 crash..  refi's dried up so it was a nightmare for there about 3 to 4 years..  things are back to basically normal now with refis a plenty  flip side is we got better deals on the houses back before 08  simply because there were very few wholesalers taking a wack out of the equity you were buying direct and getting better puchase prices.
