I'd also add the Fairlane, Fairwood and Robandee areas in South Kansas City near the site of the Cerner project.

If you are investing for cash flow, you are better off looking North or South of Seattle. 

I hope to build up some reserves to purchase other properties if the market goes south, but will also have enough capital in the property that I can refinance if the market continues to do well over the next couple years.

Your point remains, but Miami is a poor example for this.....with the Atlantic Ocean to the East and the Everglades to the West, you can really only go North/South.  

I live down in Midlothian, just south of Henrico, and am also starting my investing journey down here.

My wife and I were looking in that area as well as Kuna and the south side of Nampa.
