I would sure appreciate some reference to legal statutes and that because I've read dozens of different opinions and I can make no solid sence of the true answer. 

They have to claim it on their taxes as interest income, but still, in a low interest environment, many boomers wanting to retire or downsize can find owner financing a solid investment since they're making several times what they would on a similar cash deposit in a bank somewhere. 

In the market I have seen a solid mix of both options up-front (first months rent + sec deposit OR first & last + sec deposit). 

Don't bank on that inheritance without solid legal proof that the Buyer/Vendee will be receiving said inheritance.

Both about 3hrs away.I wouldn't do flips in FL or the Midwest, unless I had a SOLID partner.

I'm in no hurry and want to make sure my first deal is solid.

The taxes and insurance would be low on this property, so overall it seems like a solid deal that could potentially almost meet the 2% rule.
