Due to a bad partnership with my then and current father-in-law (what a huge mistake) the few buy and hold properties we had were sold and I was gun shy on the business.   Now at 56 I have re-entered. Excited about my property:

Great property built as a duplex

HUD Purchase

2br, 1.5 bath, W/D hookup each side

Each Unit has 2 sets of stairs one going to each bedroom / full Jack-Jill Bath

1400 sq feet each,

New roof, new NG Boiler

Purchase $66,700 + all in after improvements $75,000

5 year adjustable @ 4.5% with very low closing as lender does not require Appraisal

It will be a reach but hoping to get $950 as side rent (they are really very nice units)

My absolute all-in cost will be $975 per month

Although I don’t post much the stories and content from BP provide great advice and terrific motivation thank you to all!
