I don't know if it's reasonable to expect any company to provide same or next day service, and I am well aware of the major disadvantage in the building being too small to have an on-site manager & maintenance person, but those delays in my opinion are dragging the performance down.I doubt I overpaid for this.

(Though, there are certainly better ways to invest your money.)However, if I put $10k down on a $180,000 multifamily property that has even a -$5 monthly cash flow due to a 15 year fixed rate loan, the consensus on this site seems to be it's a "bad deal."

I got a letter to send to buyers here on this site, I got a list of cash buyers off the MLS.

I have been lurking around the BP site for several months now without properly introducing myself. 

All you need is for someone to serve papers....and someone to be present when the physical eviction occurs.

Or is there something about how the sites work that just make it look like it's booked?
