I am also heavily considering pursuing a career somewhere in the Real Estate realm, in order to grow from on the job training. 

I wish it was a little more difficult to become a Realtor and/or there was more mandatory training on how things actually work in practice beyond the basics of laws and ethics. 

As others have mentioned, you just need to clean it and then train your tenants on how to keep it clean.

If you choose the online route I would highly recommend the brokerage where you end up hanging your license provides adequate training.

Sounds like being along the train is definitely a plus.

They may take the job you posted, but if something better comes along, they'll drop you without any notice, or just disappear on you, making you go through the whole process of posting, hiring, training, etc. 

There is a lot of training available for it through a RAL "guru" type guy, but his info is really good.

It's the first piece of land you pass pulling into downtown and cross the train tracks (from one direction).

I don't know that a realtor would be allowed to do that for you unless they were partnering.... then you have to train one. 

Hello Jake, I went out to Gene's training in Phoenix, and am working towards going in the ALF/ALR direction, (you can purchase and also do the training at your own pace on line.)
